Chapter 01
The strip-and-wax cycle
Nobody walks on vinyl composition tile. They walk on the coatings applied over it, which is why stripping, waxing and sealing is the cycle that actually governs how a VCT floor looks and lasts.
A full cycle takes the old finish back, cleans the tile properly, and lays down fresh sealer and protective coatings. Done on schedule it is routine. Done late it is a much bigger job.

Holding the finish between cycles
Between strips, regular buffing and high speed burnishing keep the coating hard and even, and deep cleaning and debris removal keep grit from grinding into it.
That maintenance is what decides whether the next full strip is needed in one year or three.
Chapter 03
Damaged tile
A lifted or cracked tile does not stay a single tile for long. Once the edge is open, traffic and moisture work underneath it and the damage travels along the run.
VCT tile replacement and repair is far cheaper before a recoat than after, and it keeps a patched area from standing out against fresh finish.
Scheduling a floor that a building depends on
Finish needs time to cure, and a corridor that is out of use is a real cost to the people who work there. Corridors and zones are sequenced so the building stays usable while the work moves through it.
For most clients that means overnight and weekend work, which is what the 24 hour availability is actually for.
